For Tenants
Who will be the point of contact for me after onboarding?
We will assign a dedicated operations manager and dedicated operations associate.
What will be the mode or channel of communication with the owners after onboarding?
We will form a WhatsApp group so the communication between you and the operations team is seamless throughout the year. The owner can add any other point of contact if required. The primary communication will happen in this group. The owner can contact the team through the call if required and vice versa. We will share all important matters such as invoices, reports, and agreements in your Housewise login and intimate via mail.
Do we prepare a rental agreement between the tenant and owner?
Yes we take care of drafting the rental agreement and prepare it for signing by the owner and tenants. We have a standard draft to protect the owner’s interest, but we can change the draft as per the owner’s suggestions.
For Owners/Landlors
Is there an assured time frame for renting out a property?
No, we do not provide an assured time frame for renting out a property. But, we have an average turnaround period of 2 weeks to 2 months in most cases. It is in our interest to rent out the property as soon as possible.
Does Housewise give assured rentals?
No. As per our policy, we don’t give assured rentals.
Does Housewise sublease the property?
No. As per our policy, we don’t sublease the property.
Does Housewise rent out the property as per the owner's preference?
Yes. We consider the owner’s preference as a priority but we also suggest other options. But, we will go ahead with the owner’s final decision.
Does Housewise set the rent?
Housewise conducts market research to identify the ideal rent. Our team will also ask for your input. We will advertise the property after consulting you.
What if the tenant found by Housewise vacates midway? Is Housewise responsible?
In the End-to-end management plan, we will find a new tenant at our cost. Under the Rental management plan, our contract gets over as soon as the tenant moves in.
What is the duration of an End-to-end management service agreement?
The agreement will be for one year. The owner can renew the agreement for a second year if they wish. 99% of our customers renew year after year.
What is the cost of End to End Management services?
1.25 times a month’s rent + GST. Out of which, Rs. 5,000 + GST will be an initial payment and the rest is payable only after the new tenant moves in. If the owner renews the agreement for a second term and the same tenant continues -> 0.5 times a month’s rent + GST will be the service charge for the next full year.
What if the tenant was the same during the time of renewal of the Housewise agreement but left after renewal? What would be the cost in that case?
0.5 times a month’s rent would have been already paid by the owner in advance. If we find a new tenant during that term, the owner will have to pay the rest of the amount for End-to-End Management Services, i.e 1.25 times a month’s rent – 0.5 times = 0.75 times a month’s rent.
What if the tenant had vacated midway during the initial year itself? What would be the cost in that case?
We will find a new tenant at our cost.
Is the initial payment refundable?
No. No payment including the initial one is refundable.
What if there is any repair or maintenance work?
We will arrange a vendor inspection and get a quotation for the repair works. Only once the owner approves, we get the work done.
What if the owner does not want Supervision? Will we still charge?
If the owner does not want supervision and also do not want to go with our vendor, we will not charge any supervision fees. However, option of using our vendor and not going for supervision is not available.
What if the owner is not okay with the vendor quotation?
If the owner has any trusted vendor, we can go with it as well.
What if the owner wants to add or remove a point or make some changes in the agreement?
We can make the changes as per the owner’s requirements. We represent the owner in every situation.
What is the frequency of inspection in End-to-End property management? How is the inspection result presented?
There will be a mandatory inspection once in 4 months. We will summarize this inspection in a detailed report. We will also upload it under your Housewise.in profile.
Is every payment from the tenant directly deposited to the owner's bank account?
Yes, every payment from the tenant will be directly deposited in the owner’s bank account.
What are the legal and courier expenses involved for the owner and the tenant?
Legal expenses are the expenses involved in legal documentation. It includes the rental agreement which is equally shared between the owner and the tenant. If we have to courier any document or any other material to the owner or the tenant, we charge for it. This charge is known as Courier charges.
What if the tenant vacates in the second year and we find a tenant only in the third year?
If the tenant vacates in the second year and we find a tenant only in the third year, 1.25 times a month’s rent + GST will be payable for the third year.
What happens if the owner finds a tenant from a different source other than you?
If the owner finds a lead from a different source and if the owner wants Housewise to take it forward, we can do that. Our full-service charges will be payable on completing the move-in. But, if the owner does not want our services for the leads they have obtained then they will not be required to pay the remaining charges. Full fees are payable if the owner still wants us to continue the next steps like tenant verification, move-in, etc.
