Being the capital of India, Delhi has a population of 32 million and is rising each day. With the increase in population, there is an increase in the demand for rental house properties as well. Thus, before renting out the property, police verification of tenants must be done. It is the utmost responsibility of the landowners to safeguard their interests.

STEP BY STEP GUIDE ON POLICE VERIFICATION OF TENANTS

There are two ways to do Police verification of tenants:

  1. Online process
  2. Offline process

ONLINE PROCESS

The following steps are followed for an online process for verification:

STEP 1: Visit this link
STEP 2: Click on citizen services > Tenant registration > Create an account
STEP 3: Fill in all the details, contact number, create a username and password, security question, and at last captcha code
STEP 4: Once you fill in all the information, submit
STEP 5: You will receive an OTP on the registered phone number. Once you enter the OTP, click on verify.
It will show a message “User-created successfully. Please login using username and password”
STEP 6: Now, log in under Citizen Login
STEP 7: Select tenant registration > Add tenant registration details
STEP 8: Fill the details in four parts:
A. Owner information
B. Tenant information
C. Family member information
D. Affidavit 
STEP 9: Upload the following documents:
A. One scanned passport size photograph of the tenant (Max size up to 200 KB)
B. One scanned ID proof of tenant (Max size up to 200 KB)
C. One scanned Address proof of the tenant
STEP 10: Once you click on Submit, tenant information will be registered.

NOTE: If you want to download the submitted form, follow the following steps:

  1. Click on home 
  2. Tenant registration 
  3. View tenant registration details 
  4. Enter the service request number, name, UID and date.
  5. Now you can download the form

OFFLINE PROCESS:

STEP 1: Visit the link
STEP 2: Click on services > Download forms (Or you can collect the form from the nearest police station)
STEP 3: Download the tenant verification form
STEP 4: After filling in the owner and tenant’s detail, submit the form along with the following documents:
A. 2 passport size photographs of the tenant and owner
B. Self- attested copy of the ID proof of tenant and owner
C. Rent agreement
D. Self- attested copy of address proof
STEP 5: Collect an acknowledgement receipt and keep that for future reference.

Police verification of tenants is mandatory in Delhi as per Section 188 of The Indian Penal Code. Failure to do so may lead to a penalty [Link attached]. This process is free of cost, thus making it uncomplicated and hassle- free.
