What is Khata?

Khata is a legal document of the owner of a property in Bangalore. It is an important document maintained by BBMP (Bruhat Bangalore Mahanagara Palike). The Khata contains important details about the property. And in case of obtaining a loan from the bank, this document serves a relevant purpose. So, let us explain the Khata by way of two documents- the Khata Certificate and the Khata Extract.

Khata Certificate – This document identifies the ownership of property. You can use this document to apply for water connections, electricity connections, etc.

Khata Extract – This document is in a more detailed form. It provides all the relevant information about the property. It contains information about the size, location, and use of the property. Besides this, one can link this document for the calculation of property tax as well.

Khata Registration – In the case of a new property, one must get the Khata registration done. For that, you can fill out an application form and pay registration fees to make the Khata available.

Khata Transfer – Once the ownership of the property gets transferred, the government records must be updated. This process is known as Khata transfer.

Conversion from B Khata to A Khata – If the legal iregularities are resolved, B Khata can be converted to A Khata.
