Whats actually a rent agreement – a rent agreement is a legal contract that typically includes the rent terms, rent due date, security deposit amount, and other important things to note about your rental property. It should be signed by both the property owner and the tenant before the tenant moves into the house or apartment. Rent agreements are important because they cover the rights and responsibilities of both parties. The mandates for rent agreements vary according to various state regulations in India.

Maharashtra Rent Control Act

Maharashtra state government passed the Maharashtra Rent Control Act in 1999 to regulate the rental housing market. It states various duties of the landlord and tenant in Maharashtra including rent conditions, eviction conditions, and thus protects the rights of both tenants and landlords.

Rent Agreement Vs. Leave and Licence Agreement

Maharashtra has popularized ‘Leave and Licence agreement’ as a replacement of Rent agreement. While the purpose of both are similar, ‘Leave and Licence agreement’ is far more simple in terms of technicalities.
