Property tax is the annual amount paid by the Landowner or property owner to the local government. Thus, first, you will have to check whether you are under the BDA or BBMP and then abide by their rules accordingly. Usually, the property tax varies from one region to another. The amount collected through this tax is mainly used for public services like maintaining public parks, roads, sewer systems, constructing schools, buildings, and other infrastructure in the state. What is the difference between BDA and BBMP?


The municipal corporation of Bangalore, Bruhat Bengaluru mahanagara (BBMP) looks after the civic and infrastructure requirements of Greater Bangalore. It is responsible for maintenance of roads and bridges, undertaking Zoning and building regulations and maintenance of open spaces and water bodies. The eight zones that come under BBMP are West zone, South zone, East zone, Bommanahalli, Byatarayanapura, Dasarahalli, Mahadevapura and Rajarajeshwarinagar.

How are property taxes in Bangalore calculated?

The Bruhat Bengaluru mahanagara (BBMP) calculates the property based on the Unit Area Volume (UAV) system. Under the UAV system, property tax is charged on the property per-unit price of the carpet area. How to pay Property tax in Bangalore?

As a property owner, you can make the Property tax payment in Bangalore in offline as well as online.   

Online BBMP property tax payment in Bangalore:

1. Visit the BBMP property tax portal-

2. On the landing page, enter the Property Identification Number or SAS Application Number and click the ‘Fetch’ button.

3.  All the information regarding the property owner will now be displayed on the screen.

4. Verify the details and if no changes are required, click on the ‘Proceed’ button. It will take you to fill Form IV.

5. In case you need to make any changes to the information like built up area, property usage or occupancy, click on the check box on the screen and click the ‘Proceed’ button. This will redirect you to a page to fill Form V.

6. Check if the pre-filled information in the current webpage is correct and then proceed to make the property tax payment.

7. You have the option to make payments either in installments or full payments through online or a challan.

8. Choose an online payment method and select a mode of payment (Debit/Credit Card or Net banking or UPI).

9. Once you have successfully made the payment, the system will generate a receipt number which you can use to download the receipt.  

Online BDA property tax payment in Bangalore:

1. Visit the official BDA website-

2. You need to enter all the details such as your 10-digit Property ID, Site ID, and Name.

3. Once you have entered all the details, click on the ‘Submit’ button.

4. Now, you will be asked to enter your mobile number and email id.

5. Fill in those details, tick the terms and conditions checkbox, and click the ‘Submit’ button to receive the One-time Password (OTP).

6. Enter the six-digit OTP and click the ‘Submit’ button.

7. All your property details along with the outstanding tax amount will be now shown to you.

8. Select the tax amount and navigate to the payment section.

9. Choose a payment option (Debit card/ Credit card/ Net banking) and complete the transaction.

10.  Upon successful payment, you’ll receive your property tax payment receipt.

Offline property tax payment in Bangalore:

1. Visit the nearest official property tax collection center.

2. Authorized sectors for property tax collection include Bangalore one center and ARO office. 

3. Some authorized banks for property tax payment in Bangalore include Indian Overseas Bank (IOB), IDBI Bank, Canara Bank, IndusInd bank Yes bank, HDFC bank, ING Vysya bank, corporation bank, and Kotak Mahindra bank.

4.  Get the property tax form.

5.  Fill all the necessary details and submit the form with the due amount.

The due date for property tax payment in Bangalore:

Due to the COVID-19 crisis, the due date to pay the property tax in Bangalore was extended by the Karnataka Government from April 30, 2020, to May 31, 2020. You can either pay it in two installments or one installment. However, if you pay the property tax in full one installment, you can avail of a rebate of 5% on the total property tax.

Are there any exemptions and concessions from paying property tax in Bangalore?

According to Section 110 under subsection 1(A) of the KMC Act 1976, the ex-serviceman or the family of the ex-serviceman can avail an exemption of 50% on the property tax on any property that the ex-serviceman owns.

What happens if you fail to pay property tax in Bangalore?

If you miss your property tax payment in Bangalore or fail to pay it within the deadline, the BBMP will levy a 2% monthly penal fee on the outstanding amount. The BBMP may also cut the power and water supply of the tax defaulters. In extreme cases, the BBMP may even take over the property of the outstanding dues and auction it in the open market to recover the dues.
